Making An Offer 

 

Before the offer to purchase is created, you should be at least pre-qualified or better yet pre-approved by a lender.  This is one of the best negotiating tools a buyer can have. It shows the seller that you are financially able to purchase the home. After you have found the right home, it is time to prepare the offer.

 

When you are buying a home, there are many problems that the seller is obligated to disclose. For example, in most states, it is illegal to withhold information about major physical defects on the property, but, these disclosures don't always paint the entire picture of the home.

SIX Questions to ask yourself before making an offer:

1. Do you have earnest money and closing costs ready?  If not let's talk, if you do not know what this means let's talk immediately.

2. When do you want your closing settlement date to be?  This is an approximate date and for most loans that close after the 15th of the month the first payment skips a month for example, if it is close to Sept 16th, the first payment is Nov 1st.  This can vary on some loans but this is the case for most loans.

3. Is my loan pre-approved and do I have documents and monies needed and ready to obtain the final approval by the closing date?

4. Are you making any life changes before closing, marriage, job transfer, or major purchase, this can all affect the final loan approval. Let's discuss this with the loan officer first.

5. Access Needs vs Wants: Are you buying too much or too little?  You will be in this house for a while will it be too small or too large in a few years?

6. Are you ok with the area, location, condition, style, and price? There are indeed no perfect homes most people will compromise on one of these criteria but make sure you weigh the pros and cons before you write your offer, it is very hard to blackout later!
